An Ultra-Modern Villa Lists for $4.5 Million in Luxembourg
An ultra-modern masterpiece baked into a verdant slope in Luxembourg‘s commune of Kopstal has just arrived on the market at $4.5 million.
Completed in 2020, the wood-clad cubic villa was designed by architect James Cumming of ArtTek Sarl for Johan and Lynette Dackner and subsequently won Bauhärepräis’s maitre de l’ouvrage award, or the “Clients Award,” in recognition of the decisions they made to achieve the home’s high-quality result. Now’s your chance to own the abode “assembled like a gingerbread house,” according to the sellers. Aude Marchal of Luxembourg Sotheby’s International Realty holds the listing.

Dual islands sit beneath integrated linear lighting in the ArtTek Sarl-designed residence.

Positioned below a quiet dead-end street, it’s no wonder that privacy and tranquility are two keywords used to describe the home. A closer look at the five-bedroom pad set atop over half an acre reveals a host of luxurious and eco-friendly features. Triple-glazed single-pane windows featured in a variety of configurations along the slatted wood facade help reduce energy consumption, making for a low carbon footprint. Thermal insulation in the roof plus an air filtration system also make it sustainable.
Due to its slope placement, the minimalist blueprint boasts an airy design that starts on the top floor, where the entrance hall leads to the main living area. Pine cross-laminated timber, aka CLT, immediately stands out as the most prominent design detail in the house. “The CLT sheets are the load-bearing members of the house and are pre-cut and pre-drilled for the windows and electrics,” the sellers told Robb Report. “The CLT is available in two qualities, and we opted for the best quality, which is called ‘visible quality.’”

A spacious lounge area next to floor-to-ceiling windows that frame the tree-lined landscape comes into focus as you turn a corner at the end of the entrance hall. The open plan affords seamless access to the kitchen, where smooth-panel wood cabinetry, dual islands, and modern appliances are highlighted beneath an integrated linear lighting system. Breakfast bar and dining room seating options are available ahead of a breezy outdoor atrium.
Five bedrooms are spread across the 2,551-square-foot villa’s three floors. All of the rooms are designed to capture the area’s scenic beauty, while the primary suite includes a walk-in closet and private bathroom. A spacious office, laundry room, TV lounge/library, and small artist’s workshop are other key elements spread across the residence.
Outside the lowest floor, a garden and shaded terrace make for tranquil retreats above an expansive lawn that rolls down to a tree-covered stream. Hear that? Bliss is calling.
